Bessacarr is one of the busiest parts of the round, and it is not one place. There is the old Jarratt Estate between Cantley Lane and Bawtry Road, the 1930s bungalows and late-Edwardian houses around Warnington Drive and Birchwood Dell, and then the large detached estates filling out towards Whin Hill and the Grange.

A bit about Bessacarr
There are two conservation areas here. Bessacarr Conservation Area was designated in January 2004 and amended in July 2005, covering the early twentieth-century Jarratt Estate between Cantley Lane and Bawtry Road, which the council describes as substantial dwellings on broad, long garden plots. South Bessacarr Conservation Area followed in June 2004, taking in Bawtry Road, Warnington Drive, Warning Tongue Lane and Birchwood Dell.
The council appraisal of South Bessacarr is worth reading if you live here. It describes unkerbed roads, wide verges, hedged front gardens, houses set well back on a consistent building line, and oaks surviving from Hatchell Wood and Whin Hill Plantation. That is exactly what the work feels like on the ground: long driveways under heavy tree cover rather than a pavement.
Bawtry Road was named by The Times in 2023, using Rightmove data, as the most expensive road in Yorkshire to buy on. Look at the streets around it and the pattern is one locals spot straight away: Bahram, Sceptre, Beeswing, Ballymoss, Fillies Avenue, and the Flying Childers pub. All famous racehorses, in a town that runs the St Leger.

Bawtry Road is one of only seven Air Quality Management Areas in the whole Doncaster borough. Front elevations facing the A638 pick up traffic film noticeably quicker than the streets behind.
