DN10 6 · Core round area
Window cleaning in Bawtry, done properly.
Bawtry was an inland port for roughly six hundred years and a coaching town on the Great North Road after that, and both are still legible in the street plan. It is also, statistically, the most detached and most privately built place on the round.
About ten miles south east of Doncaster town centre, on the old Great North Road.
What the housing is actually like in Bawtry
This matters more than it sounds. The kind of property decides the access, the reach and the price, so here is what the census actually says rather than a guess.
Nearly half of Bawtry is detached, more than double the England figure of 23%. Only 5.5% has been built since 2009 — the growth came earlier, with the two biggest single bands being 1993 to 1999 and 2000 to 2008. A Georgian core with late twentieth-century private housing wrapped around it.
A bit about Bawtry
The conservation area was designated on 22 June 1970 and its appraisal is the most detailed of any place we cover. It describes distinctive burgage plots running back from three linear streets, and notes that those long narrow plots have survived centuries of rebuilding and remain the present-day property boundaries. Top Street follows the line of the old Roman road.
On materials it is precise: the dominant style is Georgian and Regency, many houses have curved bow window fronts, and stucco or cement-rendered brick is typical. Plain and pantile roofing is widespread with isolated Welsh and Westmorland slate. Large sash windows are common, and projecting stone sills with tripartite sashes appear on the first and second floors of all the Market Place buildings. Number 32 has tripartite sashes of ten, fifteen and ten lights; number 48 has eight, twelve and eight.
There are 45 listed entries within a kilometre of the Market Cross, including the Grade I Church of St Nicholas and the Grade II* Bawtry Hall. That is by some distance the densest concentration on the round.
Around here: High Street, Market Place, Swan Street, Church Street, Top Street, Wharf Street, South Parade, Tickhill Road, Gainsborough Road, the Market Cross, the Crown Hotel, Bawtry Hall, St Nicholas Church, the Dutch House and Bawtry Bridge.
What that means for cleaning your windows
The things that actually change the job in Bawtry, rather than a list that would fit anywhere.
The east side of High Street sits on the pavement
The appraisal says it outright: a consistent building line on the east side sitting on the pavement, contrasting with the west side set back for the Market Place. There is no forecourt to work from on that side, and it is still the A638. A pole from the kerb works where a ladder would not.
Rear access is long, narrow and awkward
Those surviving burgage plots are why. They are the actual property boundaries, so back gardens run a long way behind a narrow frontage rather than opening out.
Historic sashes, and a lot of them
Bow-fronted first floors with tripartite sashes, projecting stone sills, glazing bars in reveals. Pure water with no detergent and no grit is the right approach, and it is the reason nothing gets leaned against a Georgian frame.
Two towns in one quote
Beyond the conservation area Bawtry is modern detached housing with conservatories, deep soffits and long gutter runs. Completely different work from the Market Place, and priced as such.

Questions we get asked in Bawtry
You cannot park on High Street. How do you manage?
The pole reaches from wherever we can legitimately stop, which is how the Market Place gets done at all. It is a normal part of the round rather than a problem.
Our house is listed with original sashes. Is pure water safe?
Yes, and safer than the alternatives. No detergent, no grit, a soft brush from the ground, and nothing resting on the glazing bars or the sill.
Do you do the newer estates as well as the town centre?
Yes, and they are the larger share of the work here. Detached houses, conservatories and longer gutter runs, all on the same round.
