A void that shows well relets faster. Windows, frames and sills on turnaround, alongside gutter clearing if the property has been standing.

On a block roof line this is usually the job that actually protects the asset. Blocked gutters put water down the wall, and damp is a repair bill and a complaint at the same time.

The method is the safety case
Everything is done from the ground with a water-fed pole. Regulation 6(2) of the Work at Height Regulations 2005 requires that work is not carried out at height where it is reasonably practicable to do it otherwise, and HSE’s own window cleaning guidance names telescopic water-fed poles as a way of achieving that. No ladders leaned against residents’ homes as standard, no access equipment on site, no scaffold cost.

One named contact
You deal with Ash or Tom, the owners, not a call centre and not a different account manager every quarter. The cleaner on site may be either of them or one of the team, and all of them work to the same method.

Being straight about our size
We are two owners and a small team, not a national FM provider. That is the reason to use us and it is also the limit. We are the right call for communal blocks, sheltered schemes and voids across Doncaster and the surrounding area, on a schedule you can rely on, with the people who own the business answering the phone.
We are not the right call for a multi-region portfolio or anything needing cradles, rope access or powered access. If that is what you are procuring, we will say so on the first call rather than waste a stage of your process.
Questions housing providers ask
Do you meet our insurance and accreditation requirements?
Tell us what the contract requires and you will get a straight answer rather than a brochure. We will send current insurance certificates on request. If a framework or approved-contractor list requires a specific health and safety accreditation, say so at the outset and we will tell you honestly whether we already hold it or need to put it in place before award.
How do you handle work at height on a block?
We do not work at height. A water-fed pole reaches from ground level, which is the method the Work at Height Regulations point you to first and the one HSE names in its window cleaning guidance. If a building genuinely cannot be done that way, we will tell you at survey rather than take the contract and then ask for access equipment.
Can you work to our resident notification process?
Yes. Tell us how you want residents told and how far in advance, and we will work to it. Everything is external, so no appointments and no access arrangements are needed for the clean itself.
How is it priced?
Per site, after a survey, and then invoiced on an agreed schedule. Blocks are not comparable to each other on any published rate, so a list price would be wrong for most of them. There is no charge for the survey and no obligation.
Do you take on individual blocks, or do we need a whole portfolio?
Either. A single block is a perfectly good place to start and often the sensible way to find out whether we are any good before committing more. We would rather do a handful of sites properly than take on a portfolio we cannot service.
What if we need somewhere higher than a pole reaches?
We will say so, and where we can we will point you at someone who does that kind of work. We would rather you got it done properly by somebody else than badly by us.
